Permitted Development

Susan:

"I had the experience recently of moving house into a new build property. The property was one of two which had been constructed by a local builder and were sold at the same time, albeit there were variations in design. They were finished at the point of sale.

We selected the property we liked the best, made an offer which was accepted and started the conveyancing process. I had reviewed the planning permission which was granted for the property but hadn’t physically made a comparison on the ground between what had been constructed and what had been granted consent. It was only much later on and close to completion that that exercise was carried out and then discovered that there were certain elements of the scheme which didn’t correspond with the permitted scheme such as the design of the garage, porch and, boundary treatment."

On the surface everything may look fine, it isn't until you delve deeper that you can find issues which could be extremely serious.

This is why we created our appraisals to help our clients understand their property inside and out.
