This local search provides in depth local authority information concerning the property at the point of it being placed on the market. Therefore it removes the uncertainty for both the seller and buyer of the local search outcome at a later date once an offer has been secured and the conveyancing process is in full swing.

Once local authority searches and a thorough analysis on the Searchland platform are complete, the Dwellon appraisal will:

  • Offer key information (as outlined in the November 2023 Material Information in Property Listings (Sales) Guidance for Estate Agents) that influences a buyer's decision about a property.

  • Provide clear, non-technical planning guidance related to this key information.
